Scottish landlord electrical safety, what the law actually says

Scotland has had its own landlord electrical safety regime since 2015, separate from England's. The 2022 update tightened requirements significantly. If you let a property in Fraserburgh, AB43, or anywhere in Aberdeenshire, the rules below apply to you under the Repairing Standard (Housing (Scotland) Act 2006, as amended).

Penalties for non compliance vary. The local authority can issue a Repairing Standard Enforcement Order (RSEO) and impose civil penalties up to £50,000. The First Tier Tribunal (Housing and Property Chamber) can award compensation to tenants. Insurers can refuse claims involving electrical faults if no current EICR is held.
