What we install across Fraserburgh homes
Indoor lighting work splits into 5 fairly distinct categories that share the same trade skills but vary widely in cost, time, and scope. Most Fraserburgh customers start with one (a kitchen downlighter refresh, say) and end up doing more once they see the difference modern LED kit makes.
We work with all the mainstream UK lighting brands (Aurora, Collingwood, Knightsbridge, Click Scolmore for fittings; Varilight, Lutron, Shelly, Sonoff for switching; Philips Hue, LIFX for smart). We don't push specific brands unless we know the property has reasons to need premium kit (granite walls, holiday lets that need tamper proof switches, smart home setups already in place).
Every install is BS 7671 18th Edition certified. For upper floor ceilings we use fire rated downlighters as standard (legally required since 2009). For bathrooms we use IP65 minimum kit, with IP67 in shower zones. We don't try to save money by fitting non rated kit and hoping inspectors don't notice.
5 main lighting types
Pick the type that fits your project
LED downlighters
£55 to £75 per fittingRecessed ceiling fittings, the dominant choice for kitchens, bathrooms, hallways, and modern living rooms in Fraserburgh. Fire rated for upper floors and IP65 for bathrooms. We use Aurora and Collingwood as standard, both UK brands with 5 to 7 year warranties.
Best for: Kitchens, bathrooms, hallways, low ceiling rooms
Pendant lights and kitchen islands
£85 to £180 per pendantStatement fittings hanging from the ceiling. Single pendants over kitchen tables, cluster of 3 over an island, dramatic feature fittings in stairwells. We can hang any pendant rated under 10kg from existing ceiling fixings, heavier ones need a fixed bar in the joists.
Best for: Kitchens, dining, stairwells, feature rooms
Dimmer switches and smart switches
£85 dimmer, £105 smart switchReplace existing 1 way or 2 way switches with dimmer or smart switches. Compatibility matters: not every LED bulb works with every dimmer. We bring known compatible kit (Lutron Caseta, Varilight LED, Shelly relay smart switches) and confirm dimming range before leaving.
Best for: Living rooms, bedrooms, anywhere mood lighting matters
Whole house LED upgrade
£480 to £950 typical 3 bedReplacing every halogen, fluorescent, or older incandescent fitting in the property with modern LED equivalents. Typical 3 bed home: 25 to 40 fittings. Saves 60 to 75% on lighting electricity costs and the new fittings last 8 to 12 years vs 1 to 3 for halogens.
Best for: Whole house refresh, energy efficiency drive
Smart lighting (Hue, LIFX, Lutron Caseta)
£140 hub setup, fittings from £75App and voice control over individual fittings or whole rooms. Philips Hue is the dominant ecosystem (best app, biggest range), LIFX is wifi based (no hub needed), Lutron Caseta is the premium choice with proper retrofitting switch hardware. We do the electrical install plus the hub setup.
Best for: Tech enthusiasts, holiday lets, scheduling, security
The decision
LED upgrade vs full lighting refresh, what's right for you?
Two distinct projects often confused. LED upgrade means swapping bulbs and fittings while keeping the existing positions and switching, takes an afternoon, costs £480 to £950 for a typical 3 bed. Full lighting refresh means redesigning the lighting scheme: moving fittings, adding circuits, fitting dimmers or smart switches. Bigger project, £1,200 to £3,500 for a typical 3 bed.
When LED upgrade is right: the existing positions work fine, you just want efficiency and a cleaner look. Common in well laid out homes built since 2000.
When full refresh is right: existing lighting is poorly placed (single ceiling rose in middle of room), or you're renovating a kitchen, or you want zoned lighting (work / mood / accent) on different switches. Common in older Fraserburgh granite cottages with original 1970s lighting layouts.

Smart lighting
Hue, LIFX, Lutron Caseta — which makes sense for you?
Philips Hue: the dominant ecosystem. Hub required (Hue Bridge, £35). Best app, biggest range of bulbs and fittings (E27, E14, GU10, MR16, plus dedicated lamps and strips). Works with everything (Alexa, Google, Apple HomeKit, Matter). Best for whole-home setups.
LIFX: wifi based, no hub needed. Each bulb connects directly to your home wifi. Slightly cheaper than Hue, simpler to set up for one or two rooms. Worse for big setups (wifi network gets cluttered with 20+ bulbs). Bulb range smaller than Hue.
Lutron Caseta: the premium choice. Switch based, not bulb based, so you can use any LED bulb with a smart switch. Works with existing dimmable LEDs. Significantly more expensive (£80+ per switch) but better long term reliability and proper retrofitting hardware. Best for property investors and design conscious customers.

Local nuance
Lighting in Fraserburgh granite cottages, what to expect
Granite cottages in Fraserburgh have ceilings that are usually plasterboard or lath and plaster (not stone), so downlighter installs are routine, no different from a modern home. The ceiling joists tend to be irregular spacing in pre 1950 cottages, so we map the ceiling with a stud finder before cutting any holes. Adds 15 to 30 minutes upfront but avoids drilling into a joist halfway through.
The bigger consideration is the existing wiring. Lots of Fraserburgh granite cottages still have original 1970s twin and earth feeding the ceiling roses, with no earth bonding back to the consumer unit. Modern LED downlighters need an earth connection, so when we upgrade we sometimes need to run new feed cable too. This is included in the quote, never sprung on the day.
Common questions
Lighting Installation FAQs for Fraserburgh
How long does it take to fit downlighters in a Fraserburgh kitchen?
Typical 6 downlighter kitchen install: 3 to 4 hours including holes, cabling, transformer mounting, fittings, and testing. We bring fire rated IP rated downlighters as standard. If you're upgrading from existing ceiling roses or pendants, we can usually reuse the original feed which saves time. Granite cottages or older properties with lath and plaster ceilings add 30 to 60 minutes.
Do I need to be home for the install?
Ideally yes for the first 30 minutes (so we can confirm exact positions, dimmer locations, and any switching changes you want). After that you can leave us to it. Most installs run 3 to 6 hours. We hand over with a full demonstration of any new switching, dimming, or smart features.
Will you make a mess in the ceiling?
Some, unavoidably. Cutting holes for downlighters generates dust and small chunks of plasterboard. We use dust sheets across the floor, M class vacuums on the cutting tool to catch dust at source, and clean up after. Small holes for cable routing are cosmetic only and you can fill with caulk. We don't paint touch ups, that's a decorator job.
Can you fit downlighters in a bathroom?
Yes, with the right fittings. Bathroom downlighters must be IP65 rated minimum (waterproof from any direction). They also need to comply with bathroom zoning: Zone 1 fittings (above the bath or shower) need IP67, Zone 2 (within 60cm of the bath) need IP44 minimum. We bring zone appropriate kit and fit accordingly. Typical bathroom: 4 to 6 IP rated fittings, £400 to £550 all in.
Why does smart lighting cost more than regular dimming?
Two reasons. First, the kit itself costs more (Hue bulbs £15 vs £5 for standard LED, smart switches £40 to £80 vs £8 for dimmer). Second, the install includes the hub setup, app configuration, scene programming, and integration with whatever voice assistant you're using (Alexa, Google, Apple HomeKit). For 4 to 6 rooms of smart control, expect £400 to £900 total including kit.
Are LED downlighters worth it over halogens?
Yes, comfortably. LED lasts 8 to 12 years vs 1 to 3 for halogens. Energy use is 75% lower, you save £40 to £80 per fitting per year on running costs in a typical kitchen. Heat output is far lower, halogen downlighters used to overheat insulation in lofts and cause fires (banned now for new fittings). The upfront cost premium pays back in 2 to 3 years on a typical kitchen.
Can I have lighting and an EV charger fitted in the same visit?
Yes, often a sensible combo if you're refreshing an older property. We can do whole house LED upgrade, a Zappi or Ohme EV charger, and a consumer unit upgrade in a single 1 to 2 day visit. Combined visit saves the second call out fee, plus we can plan the cable runs once instead of twice.
Will my granite cottage cause problems for downlighters?
The ceilings, no, those are usually plasterboard or lath. The walls if you're adding wall lights, yes, granite is harder to chase. For ceiling downlighters in Fraserburgh granite cottages, the install is the same as any modern home, we just need to know the joist positions before cutting holes. We bring a stud finder and cable detector to map the ceiling first.
